So, i suggested \u200ba “Private” Inspection.<\/p>\n\n\n\n
\u200bThe agent insisted we come by 8 PM. “To avoid neighbors asking questions,” he said.<\/p>\n\n\n\n
\u200bWhen we got there, the house was magnificent.<\/p>\n\n\n\n
\u200bHigh ceilings.<\/p>\n\n\n\n
\u200bChandeliers that looked like they cost more than my car.<\/p>\n\n\n\n
\u200bA swimming pool that was sparkling.<\/p>\n\n\n\n
\u200bBut there was a young man in the living room. He looked nervous. He kept checking his phone. He introduced himself as the “Owner\u2019s Son.”<\/p>\n\n\n\n
\u200bHe showed us a copy of the C of O. He showed us his father\u2019s “International Passport” (a photocopy). He said if we could pay a 10% commitment fee tonight, they would take the house off the market.<\/p>\n\n\n\n
\u200bMy client was already opening his banking app.<\/p>\n\n\n\n
\u200bI stopped him. “Let\u2019s come back tomorrow morning. I want to see the house in daylight.”<\/p>\n\n\n\n

\u200bBut here was the twist: The property was already under a “Caveat Emptor” (Buyer Beware) notice filed by a commercial bank.<\/p>\n\n\n\n
\u200bThe “Owner” wasn’t relocating to Canada. He was battling a massive debt. He had used the house as collateral for a loan that had gone bad. The bank was 48 hours away from seizing the property.<\/p>\n\n\n\n
\u200bEven worse? I called a contact who lived on that street.<\/p>\n\n\n\n
\u200b”The man who owns that house died two years ago,” he told me. “The children are in court fighting over who gets what. That ‘son’ you saw? That\u2019s the black sheep of the family trying to sell the house behind his siblings’ backs before the court freezes everything.”<\/p>\n\n\n\n
